Planning a roof replacement in New Braunfels, TX: repair or replace, hail claims, shingles vs metal, HOA approval and what happens on tear-off day.

What a New Braunfels Roof Replacement Really Involves

A lot of New Braunfels roofs went on at about the same time. The city and the rest of Comal County grew fast through the 2000s and 2010s, and the shingles on those houses have now spent 10 to 20 summers in the Texas sun. Many are getting close to the end, all at once.

If yours is one of them, here's how a replacement usually unfolds, from the first inspection to the last stray nail picked up off the driveway.

First, Repair or Replace

Not every leak means a new roof. A cracked pipe boot, a lifted ridge cap or a bad piece of flashing can be fixed for a small fraction of the cost of replacement. Replacement starts to make sense when problems show up across the whole roof:

  • Bare spots where the granules have worn off
  • Shingles curling at the edges or cracking in the middle
  • More than one leak in a year, in different places
  • Hail bruising on most of the slopes
  • A sagging roofline, which points to decking or framing trouble

Age matters too. Standard shingles often last 15 to 25 years in this heat, which is less than the number printed on the bundle.

It helps to look from the attic side, too. On a sunny afternoon, pinpoints of daylight through the decking or dark water stains on the wood around vents and chimneys show you where water has been getting in, sometimes long before a ceiling stain appears.

If Hail Started It

New Braunfels sits on the I-35 corridor between San Antonio and Austin, and spring storms push hail through the area regularly. If a storm is what got you thinking about a new roof, take dated photos of the damage, get an inspection, and call your insurer before the reporting deadline in your policy runs out. Then read the adjuster's estimate line by line before work begins. Missing items like drip edge, vents or decking are much easier to sort out before the crew shows up than after.

Choosing the Material

Architectural shingles

The most common choice on newer homes here. They're affordable, they look good, and HOAs rarely object to them. Lighter colors run a little cooler in the attic than dark ones, though the gap is smaller than it is with metal.

Impact-rated shingles

Class 4 shingles cost more but stand up to hail better, and many Texas insurers offer a premium discount for them. Ask your agent for the actual number before deciding.

Standing seam metal

Metal costs more up front and can last for decades. It reflects a lot of summer heat, especially in lighter colors, and it suits the Hill Country look you see all over New Braunfels. Our metal roofing page for New Braunfels covers panel styles and colors.

HOA Approval

Many New Braunfels subdivisions have an approved list of roof colors and materials. Metal in particular may need its own approval. Get the paperwork in before you set an install date. It usually takes a couple of weeks, and sometimes longer when the committee only meets once a month.

What Tear-Off Day Looks Like

Most homes can be roofed in a day or two. The crew strips the old shingles down to the decking, replaces any rotten boards, then lays underlayment, drip edge, flashing and the new shingles or panels. Expect noise, a dumpster or trailer in the driveway, and a magnet sweep of the yard at the end for loose nails.

A little prep goes a long way. Move cars out of the garage, take fragile things off the walls (the hammering shakes them), and give your neighbors a heads up. If you've got pets that hate noise, plan for them to be somewhere else that day.

Before You Sign Anything

Attic ventilation is far easier to fix while the roof is open, and if decking has to be replaced anyway, radiant barrier sheathing is worth pricing. It's also a sensible moment to think about the other big exterior pieces, like windows in New Braunfels and exterior doors.
